Orchard Mesa

The valley's most affordable entry point, no frills required

Avg home $265k
Avg rent $1,100/mo

Orchard Mesa sits south of the Colorado River along Highway 6&50, between Grand Junction and Palisade. It’s the most affordable corner of the valley, and for buyers who care more about getting into a home than about the address on the mailbox, that matters.

The neighborhood is unpretentious. The housing stock is a mix of modest older homes and manufactured housing, and the corridor along 6&50 is more functional than scenic. But if your priority is keeping housing costs low while staying close to everything the Grand Valley offers, Orchard Mesa delivers on that without apology.

The Mesa County Fairgrounds anchor the area and bring events and activity throughout the warmer months. Azteca is a longtime local favorite worth knowing about. And you’re a short drive from Palisade’s orchards, wineries, and farmer’s market in one direction, and downtown GJ in the other.

For buyers who can look past surface impressions and want to maximize what their dollar gets them in western Colorado, Orchard Mesa is worth a look.
